From The Seely Group Listing Files. I’m Dallas Seely, and this is a real story from a real transaction.
My name is Dallas Seely. I am the founder and owner of The Seely Group, a top luxury real estate brokerage here in the Austin, Texas area. And I have another incredible story to share with you that just happened recently. We were referred to this wonderful couple by a friend of a friend, and went on the listing appointment. The property was in the gated community of The Hills here in the Lake Travis area. Five bedroom, six bath, 4,200 square feet, and a really interesting story about The Hills. If you know anything about this community, it’s the only neighborhood in all of Lakeway where the entire community is gated at both gates, on the east and west entrance. There are guards. It’s a really beautiful, mature community, mature trees everywhere, and really the claim to fame is, in the middle of The Hills, is the Hills Country Club.
That golf course and country club was designed by Jack Nicklaus back in the 1960s. It’s one of the top golf courses and country club communities, not just in Lake Travis but in Austin as a whole. And when he built and designed the golf course, he also built himself his own personal home on the eighteenth fairway. So 5 Championship Drive is a very special property, a very unique property, with probably arguably the best lot in the entire community. Jack got to hand select it himself. And the interesting thing about this house is, we go on the listing appointment, and you can obviously tell that it has been loved and maintained and well cared for many, many decades. In fact, the current sellers, that’s where they raised their kids. Both their kids are now in their late twenties, and so they’ve been there 25 plus years.
However, in this real estate market, which is probably one of the toughest seller’s markets that Austin has ever seen, you really have to hire a seasoned, experienced professional who is not just world class at the sales and the negotiation part of things in this market, but even more importantly, the marketing. We go on a listing appointment, and it’s a fantastic property, tons of history and personal touches, especially being Jack Nicklaus’s personal home. However, the big elephant in the room was that this home is all original. This is a late 1960s build. The home is all original, and in fact the only update that had been done was the primary bathroom upstairs.
So right off the bat, you have a more mature community, more of a country club golfers’ community. We do have a lot of younger families moving into The Hills, because Lake Travis ISD is currently ranked one of the top 5 public school districts in the entire state of Texas. But when you are in a golf community, that naturally is going to tend to an older demographic of potential buyers. And so if the primary is upstairs, as people are getting older and more health conscious and a little bit more concerned about falling and breaking bones, that’s a tough thing to overcome, especially if that’s the floor plan design.
So we have an all original house from the 1960s. We have a primary that is upstairs. And we have sellers that are extremely proud of their property, and the sales price number that they want us to sell it for is not only higher than expected and higher than what the comps say it should sell for, but there has never been a property that has sold for that much in the history of The Hills, in the history of the neighborhood. Most agents would either turn down the listing because they’re not realistic on pricing, or would only take it if the sellers would put hundreds of thousands of dollars into the property for updates.
But we had to step up to the plate, and we had a task at hand. We knew what we had to do and how we were going to do it. So we sent our marketing team out, we sent our staging team out. We did a custom website, extremely high end photos and videos. We did Google ads. We did our whole soup to nuts game plan on marketing. And in the first seven days, we had multiple private showings. And we got it under contract, believe it or not, at full price in the first 7 days.
Now keep in mind, this is an all original home besides the primary bathroom, from the 1960s. So as you can expect, when the first buyer got it under contract during option period, they had it professionally inspected. And even though there was nothing majorly wrong, the length of the report itself, I think they said it was 70 or 80 pages long, was so long that, for lack of a better word, it freaked out the buyer. They got spooked and they terminated the contract. So now here we are. We have a home that anyone online can see went under contract and fell back out. And in this market, if that happens, most agents would say, okay, we’re going back to the market, we need to do a price correction. We didn’t do that. We stuck to our game plan. We stuck to the original conversation that we had with the sellers, and we were patient.
And a few weeks later, we found the perfect buyer for this property, who saw the value, who saw the history, who saw the uniqueness and the character. And long story short, we got it back under contract at full price. Through the inspection period, through the option period, because of the value the Seely Group brings and our negotiation skills and just history of success, they originally wanted $100,000 off the price from the option period and the inspection report. We were able to come to terms at only $20,000. So right there, we saved our sellers an additional $80,000. And we close tomorrow.
So when we close tomorrow, this will be not only a record setting sale for the area, but we look back in the MLS history, which goes back 20 plus years in the history of The Hills, and there has never been a property that has sold at this dollar amount. This is a new record sale for the neighborhood, a new record price per square foot. And again, this is not a new build. This is not something that’s been renovated top to bottom.
