Hi, my name is Dallas Seely. I am the founder and owner of The Seely Group, one of the top luxury real estate brokerages, not only in the Austin and Central Texas area, but the entire state and country as a whole. Today, we have an incredible story of a recent luxury listing that we sold at 216 Duckhorn Pass in the Serene Hills neighborhood of Lake Travis.
This young lady called us up. She knew who we were. A neighbor of ours obviously had seen all our marketing, billboards, flyers, all the things, and had kept a lot of our mail outs, and called us to meet. So I met with her in person. She was going through a nasty divorce. And one of the things she made certain with the courts and the judge from the get go is that they were going to use us to sell their property. That was kind of aha number one, and I didn’t learn this until after the fact: they had made their final decision and got the judge to rule that before they even met with us.
So we had a great meeting. We talked about the property, we talked about everything, and a couple of interesting facts. They had built this as a custom luxury build not even a year and a half ago, and had worked with a luxury home builder and a luxury interior designer every step of the way. They had spent hundreds and hundreds of hours on this project. And basically, after moving in for only a couple months, things didn’t work out between her and her ex husband, and they split. He was still living there sort of part time. She moved in with her parents until they figured things out, and they wanted to meet with us.
So we had a great meeting. We talked about everything we were going to do. One of the challenges was how much money they had spent investing into the home and all the interior design work, and how long it took. Really, number one, needing and wanting to recoup that money back, especially with the divorce. But number two, Lake Travis ISD being one of the top 5 ranked public school districts in the entire state of Texas, it really is driven predominantly by the school year. Listing this property in the fall, with a school driven market, just really wasn’t the most ideal situation, but it had to be done with the pending divorce.
And there are lawyers involved. We’ve sold over 3,000 properties in our career. We’ve been doing this well over a decade, and we’ve dealt with several divorce cases over the years. But there were just some upfront challenges. Nevertheless, we had a great meeting. We talked about our marketing strategy, our marketing team, and all the things that we were going to do to be preemptive and be proactive up front, to ensure we overcame these obstacles and got top dollar.
So long story short, we did our thing. We staged it, marketing, custom website, the whole works. In the first two weeks, I think I lost count after 45 private showings. I even ran an open house on the first weekend, and I think we had something crazy like 29 people through the open house. And that’s on top of the private showings. But we were able to get an offer within the first 7 days. And this is in a market where average days on market for luxury is going to be over six months.
The offer was a little bit low. And honestly, because of the divorce and the stress and just wanting to be done with it, she initially wanted to take the offer. I am thankful that she consulted with us and said, hey, this is what I am thinking. What are your thoughts? What does your gut say? And I said, hey, if you trust us, obviously there is the old saying of a bird in the hand is worth two in the bush. If you trust us, we’ve had so much activity, which is kind of uncanny in today’s market. We’ve already gotten an offer this early on. If you trust us, we think we should counter, but we don’t think you should accept this offer. We think that the right buyer will come here soon, that does see the value and does think that it’s priced appropriately.
So we did counter. Unfortunately, that initial buyer was just kind of throwing whatever on the wall, seeing if they could get it to stick and get a deal, quote unquote, and it didn’t work out. They were a little bit stressed with the divorce and everything going on, but we said rest assured, we’re going to stick to the plan, and we’re going to get it done. And less than 30 days later, we got a full price offer. During the negotiations of the option period, they initially asked for quite a bit off. We were able to overcome that.
And long story short, this sale at $2.6 million not only set a new record for the highest price per square foot ever sold in the history of the neighborhood, but it exceeded the seller’s expectations by almost half a million dollars on the sales price. So it just goes to show that who you hire, who you work with, it does matter.
