What Is a “Home Inspection”?

A home inspection is a visual examination of the physical structure and systems of a home completed by an objective professional. This includes everything from the roof to the foundation. Having a home inspected is like getting a physical check-up from a doctor. If the inspector finds problems, he or she may recommend further evaluation.

What Does It Include?

The standard home inspector’s report will review the condition of the home’s heating system, central air conditioning system (temperature permitting), interior plumbing, and electrical systems. Structural areas include the roof, attic, visible insulation, walls, ceilings, floors, windows and doors, foundation, basement, and visible structure.

Why Do I Need a Home Inspection?

The purchase of a home is probably the largest single investment you will ever make. Because of that, you need to determine the condition of the property before you invest. This includes the need for any major repairs in the near future. An inspection can minimize any potential and unpleasant surprises or expenses.

In addition to the problematic issues, a home inspection also shows you the positive aspects of a home. Your inspector will certainly point out the maintenance that will be necessary to keep it in good shape as well. After the inspection, you will know the property you are about to purchase inside and out.

If you are already a home owner, you can use a home inspection to identify potential problems and to learn preventive measures designed to avoid costly repairs. When you decide to sell your home, you may opt for an inspection before listing your home on the market. Why? Because it allows you to find out about potential problems that the buyer’s inspector may find and repair them before listing it for sale.
